PROPERTY LAYOUT
Recently renovated, the villa has a total area of about 460 square meters. It consists of a dwelling that is slit into three levels, divisible, if necessary, by closing the internal stairwell, into two separate independent units, each with its own entrance. The villa has a ground floor with spacious panoramic balconies, consisting of a large living room and dining area, study, kitchen, bathroom and downstairs bedroom. The sleeping area on the upper floor includes three bedrooms, two bathrooms and a large panoramic sun terrace. Through the internal staircase from the ground floor you go down to the second unit on the lower floor, complete with an independent entrance, a large, bright,panoramic living room with kitchenette, bedroom with bathroom and a large TV room - (equipped with a double sofa bed). Just to prevent any disturbance to the tranquility and silence of your holiday, we have chosen to equip this unique room with satellite television. Both kitchens are equipped with fridge, freezer, oven and dishwasher. The village of San Martino is in a hilly area, surrounded by greenery, and even in the height of summer you can enjoy considerable coolness during the night. Nonetheless, the bedrooms on the upper floor are installed with remote controlled ceiling fans.
THE GARDEN AND THE POOL
The Residenza Panoramica Villa Carmela opens onto a large garden of 2800 square meters arranged as a lawn with olive trees, fruit trees and ornamental trees. It is built on different levels connected by stone or terracotta stairs and is entirely fenced and surrounded by a high hedge upstream on the street side in order to ensure privacy. Every corner of the garden has its own particular character. The pool has irregular unique shape (surface of about 50 square meters) with a height that increases from one meter to about 2.20 meters and is accessed both from a steel ladder and from steps. Equipped with a whirlpool bath and heated, it is purified with chlorine and equipped with an outdoor shower with hot water. Underneath the building the area is entirely paved and can be used as a covered living-dining room and equipped with a large dining table for evening dinners in the garden. The portico floor looks directly onto the garden and is equipped with an outdoor barbecue area and a private garden bathroom. The swimming pool is usable from 1 June to 20 September, after that date its use will depend on the weather conditions. The garden and pool are subject to daily maintenance. It will therefore be necessary to have access to the maintenance technician: in the morning from 7:00 to 9:30, in the afternoon from 7:00 to 8:00 pm, and one afternoon a week for cutting the grass.

The garden and the swimming pool are maintained daily (cost inclusive) therefore, it will be necessary to allow access to the maintenance staff: in the morning from 7:00 to 9:30, in the afternoon from 7:00 to 8:00 pm, and one afternoon a week for cutting the grass.

THE RULES OF THE HOUSE
The garden and the pool are subject to daily checks and maintenance. Therefore it will be necessary to allow access to the maintenance staff: in the morning from 7:00 to 9:30, in the afternoon from 7:00 to 8:00 pm and one afternoon a week for cutting the grass. It is strictly forbidden to copy the keys: the violation of domicile, in the absence of authorization, constitutes a serious criminal offense punished by law. In the event of loss of keys, a € 20.00 reimbursement is provided for the damage caused. It is forbidden to have strangers enter. The Municipality of Laureana provides for the separate collection of waste. The customers must therefore arrange to differentiate the waste and empty the bins. All defaults will result in charges assessed each time by the person in charge. Guests will be held responsible and must pay for any damage, breakage or loss of property. Pets are accepted, it being understood that the customer will respond in first person to any damage caused by the animal. The Customer Service Manager will be at your disposal for any urgency or need during the entire stay, from 10am to 7pm. In the event of a complaint, the manager must provide the consumer with the assistance required, in order to seek a prompt and fair solution.
