To book your accommodation with greater peace of mind, we are applying particularly flexible cancellation terms for the coming months
REGULATION ACCEPTANCE
The booking of the property implies the acceptance of the Terms and Conditions. The person booking will be personally responsible, including for all guests.
RATES
Prices are expressed in Euro and refer to the entire property for exclusive use.
The agreed price includes the utilities (electricity and water), kitchen bed and bath linen, private use of the garden, swimming pool and parking, wireless internet connection, daily garden maintenance and cleaning, barbecue area and swimming pool, customer assistance service for the entire duration of the stay. A security deposit of € 500.00 for any damages and / or shortages, to be paid on arrival, in cash. The security deposit will be returned the day of departure after the apartment has been checked by the manager. The price does not include any damages and any other services requested by the customer which must be paid at the time. We reserve the right to change the published prices at any time and without notice, however the price agreed at the time of booking (excluding any extras) will not be varied.
BOOKING AND PAYMENTS
It is possible to make an online booking using the booking system on our website www.residenzavillacarmela.com.
You will have to send a booking request, which will be subject to acceptance. Your data must be communicated including a telephone number, an e-mail address, the holiday period and the number of people staying.
In a short time the staff of Villa Carmela will confirm availability via the email address left during registration. We will send you the data to proceed with the payment of the deposit, equal to 20% of the cost of the stay, which must be paid to confirm the booking.
20 days before the beginning of the stay it will be necessary to pay the full amount. If the above times are not respected, the reservation will be automatically canceled and the accommodation will be made available for new requests.

CANCELLATION PENALTY
In the event of cancellation or changes made up to 20 days before the date of arrival, only the cost of the deposit paid will be charged, that is 20% of the cost of the stay.
In case of cancellation or changes made after the aforementioned deadline of 20 days before the arrival date, or in case of no-show, the entire amount of the stay will be charged.
In case of early departure, the entire agreed booking amount will be withheld.
The reservation must be modified or canceled in writing, if within the time allowed, by sending an email to info@residenzavillacarmela.com and must be confirmed in writing by the staff of Villa Carmela.
LACK OF LOSS OF ACCOMMODATION
If force majeure prevents us from making the booked accommodation available to customers, the manager reserves the right to cancel the reservation, reimbursing the tourist the amount paid without the latter being able to make further claims for compensation of any kind. It should be noted that apart from the one you have paid, no one will be refunded or compensated, therefore no claim for compensation will be considered.
RULES ON THE MANAGEMENT OF HOLIDAY HOMES
As required by the regional law of holiday homes, the manager is obliged to change the linen and clean the structure at each customer change. Possible extra change of linen, requested by the customer, costs € 15.00 per person, to be paid in cash at the same exchange rate.
For linen we mean sheets and a set of towels (staff, face and shower) per person.
The structure is equipped with beds, pillows and blankets, a wardrobe, hangers, drawers, bedside tables or shelves, central lighting, bedside lamps or sconces, a table for eating meals with chairs, armchairs or sofas in the living room with seats equal to the number of people who can be accommodated, iron, broom, shovel, bucket, floor cloth.
The kitchens are equipped with kitchens with electric or microwave ovens, dishwashers, refrigerators, sinks with drainer, a kitchen batteries, kitchen knives, sugar bowl, coffee maker, colander, salad bowl, grater, juicer, bottle opener, corkscrew, can opener, pot for milk, a dustbin with plastic bags, tablecloth, napkins and dishtowels. Each person can be hosted at least two: knives, forks, spoons, spoons, dinner plates and bottoms, glasses, cups and coffee cups.
The bathrooms, in addition to the linen, are equipped with a hairdryer, wastebasket, mirror and contiguous socket for electricity, shelf, broom, bath mat.
ARRIVAL – BALANCE – SECURITY DEPOSIT
At least 24 hours before arrival, the client is obliged to communicate the arrival time to the manager, to receive an adequate reception. On the day of arrival, the structure can be taken over from 16.00 to 20.00, except for special needs to be communicated with notice.
Upon arrival, guests must show a valid identity document to collect the data necessary for public security requirements imposed by law by Art. 109 T.U.L.P.S. If valid documents will not be shown, as per the regulations, the reservation will be canceled and the entire amount paid will be withheld.
You will be given the keys, you will be shown the villa and the sum of € 500.00, in cash, of a security deposit must be paid.
DEPARTURE – PROPERTY RETURN
On the day of departure, a person in charge will proceed to collect the keys and check the status of the property, if this is released as it was delivered and if all the provisions of this regulation are respected, the security deposit will be returned. In case of damage and shortages, instead, compensation will be requested, as assessed by the manager of the structure. In cases of doubt, the appointee will keep the entire deposit and return any difference together with the receipt for the expenses incurred for the restoration within the two weeks following departure.
The villa must be vacated by 10.00 am, unless otherwise agreed, to allow its cleaning, and you will have to wait for the state of the property to be checked before departure.
ASSISTANCE
The Customer Service Manager will be at your disposal for any urgency or need during the entire stay, from 10am to 7pm. In the event of a complaint, the manager must provide the consumer with the assistance required, to seek a prompt and fair solution.
ANIMALS
Pets aren’t accepted.
RULES DURING THE STAY
- Check the efficiency of the apartment and notify us of any anomaly or lack of it within and no later than 24 hours after your arrival, do not wait for the day of departure to inform us.
- The garden and the pool are subject to daily checks and maintenance. Therefore, it will be necessary to allow access to the maintenance staff: in the morning from 7:00 to 9:00, in the afternoon from 7:00 to 8:00 pm and one afternoon a week for cutting the grass.
- It is strictly forbidden to copy the keys: the violation of domicile, in the absence of authorization, constitutes a serious criminal offense punished by law. In the event of loss of keys, a € 20.00 reimbursement is provided for the damage caused.
- It is forbidden to exceed the maximum number of guests on the Property.
- It is forbidden to have strangers enter.
- All rooms are delivered clean and functional. The customer will have to provide for the daily reorganization of the property and will be responsible for its integrity, for this reason it is forbidden to move the furniture from their position. Upon return of the property, the client will be obliged to leave the accommodation in an acceptable condition, in particular the cleaning of the kitchenette and the dishes, which must be returned clean and tidy, under penalty of a further € 30.00. The Municipality of Laureana provides for the separate collection of waste. The customers must therefore arrange to differentiate the waste and empty the bins. On request, midweek cleaning is possible for a fee.
- The lessee undertakes to take the utmost care of the property entrusted to him. Crockery and other household equipment (chairs, blankets, etc.) must not be used or transported outside the villa.
- All defaults will result in charges assessed each time by the person in charge. Guests will be held responsible and must pay for any damage, breakage or loss of property. The objects that are replaced must be of the same quality as the originals. The failures caused by the tenant will be debited to him and the amounts withheld directly from the security deposit. In cases of doubt, the appointee will keep the entire deposit and return any difference together with the receipt of the expense incurred for the restoration within two weeks following the departure.
- It is forbidden to take linen out of the house. Cream and suntan oil, make-up and hair dye can permanently stain bed linen, sheets and towels. We therefore ask you to be careful when using these products. If, despite all efforts, the stains are not removed, a fee will be charged to replace the linen.
- The customer expressly exempts the operator from any responsibility for direct or indirect damages that could derive from blameless interruptions of essential services such as electricity and water.
- We accept no responsibility for the loss, theft or damage of objects you own left in the rooms or for possible accidents, theft, or damage to people or things just because they occurred inside the property.
RULES FOR USING THE POOL
- The pool has an irregular shape (surface of about 50 square meters) with a height that increases from one meter to about 2.20 meters. and is accessed both from a steel ladder and from steps.
- Guests will use the pool in strict compliance with this regulation.
- Guests use the pool at their own risk and peril, exempting the management as well as the property from any liability whether criminal or civil.
- The Management declines all civil and criminal liability for objects or valuables left in the pool and for any accidents, injuries, or other caused by guests to themselves and to third parties, especially if in violation of this regulation.
- Good common sense, education and cooperation are required to guarantee efficient maintenance of the state and the pool’s hygiene.
- Whoever accesses the swimming pool accepts these regulations and the described conditions:
- The use of the private swimming pool is allowed only for the guests of the property, external guests are not allowed
- Please note that there is no lifeguard on duty and therefore is”Maximum caution!” must be used
- The use of headphones is mandatory
- It is mandatory to take a shower before entering the water. In any case it is forbidden to enter the pool with tanning and protective creams and hair oils without having taken a shower
- Swimming in bad weather is prohibited
- For all those who can’t swim, armrests or life jackets are mandatory
- It is forbidden to throw papers, butts or anything else in the water or the garden
- It is prohibited to introduce containers and/or objects made of glass, hard plastic or metal and other objects not strictly related to bathing
- It is forbidden to run on the basin level, push other bathers into the water and make dives where the height of the pool does not allow it and is therefore very dangerous
- It is forbidden to play dangerous games or exercises
- Cackling or raising the voice is forbidden
- Children under the age of 18 must be accompanied by an adult who takes responsibility and can intervene if necessary
- It is forbidden for younger children to stand near the pool without parents or carers
- In the case of solitary presence inside the pool, it is advisable not to dive into the water
- It is advisable to spend at least 3 hours between the meal and the bath
